The most notable tenant is Immaculate Consumption, a popular coffee roastery that has been a staple for students and State House workers for over two decades. The other restaurant on the premises is Hibachi House, a casual Japanese eatery. The building's history dates back to the 1940s when it was the original home of the Nickelodeon Theatre, an art house cinema that moved to a different location in 2013. The USC Development Foundation purchased the property for $1.5 million in late April, with no immediate plans revealed. However, the foundation's president and CEO, R. Jason Caskey, expressed interest in the location's potential for future university developments. This acquisition is part of a larger strategy for the USC Development Foundation, which has been actively purchasing land along South Main Street for redevelopment. The foundation recently finalized a property swap with the South Carolina Baptist Convention to consolidate its holdings on the 800 block of Main Street, where a mixed-use development is planned. The foundation has also acquired the Hunter-Gatherer Brewery and Cool Beans Coffee Co. properties, with plans for redevelopment. The future of South Main Street is uncertain, but preliminary discussions suggest the construction of two six-story buildings with retail and housing. The university aims to transform the area into an attractive destination, similar to the renaissance experienced by Main Street north of the Statehouse.
